LATHAM, NY (March 2007) - C.T. Male Associates, P.C., is pleased to announce they are a winner of the American Council of Engineering Companies New York (ACEC) Platinum Award for the Visual Impact Study of the Proposed Lowe’s in Ticonderoga, New York. This recognition marks the sixth consecutive time that C.T. Male has won this prestigious ACEC award.

The project team was challenged with strict guidelines from the Adirondack Park Agency (APA), as the site was located in the land-use area that allows for selected development. The APA regulates projects not to exceed certain height thresholds or impact APA jurisdictional wetlands, which this proposed development does on both counts. APA regulations limit the total signage area to 60 square feet, 20 feet or less above ground level. Lowe’s standard signage totals 454 square feet and is mounted 35 feet above ground level.

Lowe’s offered to compromise with one 245-square-foot internally-illuminated building-mounted sign plus one 20-square-foot externally-illuminated freestanding sign. A variance application was required for this exception and Lowe’s asked C.T. Male Associates, P.C. to assist with the variance request. C.T. Male used GIS software to develop a 3D model, from which simulated drive-by video–clips were created.

These animations were brought into a PowerPoint presentation along with photos of existing conditions at the same location. This presentation was delivered on CD’s so that APA reviewers and the public could see exactly the same dynamic interactive 3D model of how the proposed sign will look in relation to the landscape, and the decision could be made based on anticipated community aesthetics. The APA decision makers, after careful review, approved the new signage.
