C.T. Male was retained by the Town of Lake Luzerne to develop the design for their new town highway garage.  The project site is located on a 121-acre parcel at the town landfill, which has been classified as Moderate Intensity Use by the Adirondack Park Agency.  C.T. Male was able to obtain a permit for construction of their new building, and was responsible for the site engineering and geotechnical investigations, as well as the architectural and building engineering for the project. 

The new structure has been constructed as a pre-engineered wood truss frame assembly, and includes two drive-through service bays, a wash bay and three double-loaded drive-through vehicle storage bays to accommodate the Town’s fleet of highway department vehicles. In accordance with the conditions of the APA permit, all exterior materials, including shingle roofing, Kynar-coated metal siding and trims, and masonry wainscots, which are all intended to provide maintenance-free surfaces, needed to be of a color which blends in with the existing vegetation.  The interior wall and ceiling liners at the service bays consist of coated hi-rib steel wall panels and an acoustical steel ceiling liner.  An FRP panel is provided at the lower half of the interior wall surface to provide a durable, long-lasting finish.  Vehicle fluids generated by the facility are handled/disposed of in strict compliance with NYSDEC Solid Waste management regulations by means of an oil/water separator.

The procurement method for the construction of the project was by competitive bid, with multiple prime contracts for the general construction, HVAC, plumbing and electrical work.  C.T. Male also provided the necessary construction administration services and special inspections to ensure the successful completion of the project.
