This project involved the land development of property for the Staybridge Suites Albany Wolf Rd-Colonie Center extended stay facility, 6-stories tall, with 112 hotel rooms and an indoor swimming pool.  The facility has a gross floor area of 98,000 square feet on a 21,000 square foot footprint. The project parcel is a 4.0 acre parcel located just north of the Colonie Center Mall in a dense and desirable commercial/retail zone on Wolf Road.

The client benefited from a compressed municipal review schedule that spanned approximately ten months from sketch plan to final Town-approved plans by the Town Planning Board.  This fast paced delivery enabled the client to make the land purchase transaction such that construction is anticipated to commence in September 2013.

The site includes a stormwater management system independent from the existing mall’s stormwater facilities.  A particular challenge of this project was to avoid conflicts with an existing 30″ storm drainage pipe that transects the property relative to newly designed sanitary sewer and new storm drainage piping.

This multi-disciplined project utilized the following services that were provided by C.T. Male Associates:

  • Survey Services – Boundary survey for preparation of a realty subdivision and financing. Topographic survey for design.
  • Environmental Services – Phase 1 Environmental Site Assessment, SEQRA review, wetland delineation, threatened and endangered species review.
  • Land Services – Site plan development, municipal review services, and coordination with architect relative to the development of the building.
  • Civil Engineering Services – Geotechnical subsurface investigation, and design of stormwater management facilities.
