Preliminary & Phase I & II Environmental Site Assessments (ESA)

C.T. Male Associates provides Preliminary & Phase I & II Environmental Site Assessments (ESA) throughout New York, Pennsylvania and beyond.

Environmental Site Assessments are typically performed as part of a property transaction.  The purpose of the ESA is to identify Recognized Environmental Concerns (RECs) and to conduct all appropriate inquiry into the past ownership and uses of the property.  RECs are defined as the presence or likely presence of any hazardous substance or petroleum products on a property under conditions that indicate an existing release, a past release, or a material threat of a release of any hazardous substance or petroleum products into structures on the property or into the ground, groundwater or surface water of the property.

The ESA provides information regarding possible environmental concerns which may influence the transfer of property and are performed in accordance with ASTM E-1527-13 standards. If the Phase I ESA indicates the possibility of hazardous or other waste on site, C.T. Male typically recommends the performance of a Phase II ESA to determine the magnitude of the risk.
